Why I’m Closing the Club…. And What’s Next?

After six great years, the Estate Agent Content Club (EACC) closes on Saturday, 28 February.

It’s been a brilliant run. I’ve met plenty of great agents, some not so good, and several I’ve become close (ish) friends with.

I’ve learned a great deal, especially about the power of trust and generosity in business, and how to successfully run a membership business based on area exclusivity.

The EACC changed the course of my family’s life financially. And I’ll be forever grateful to it and its members, past and present, who all played their part.

But the growth of the Ethical Agent Network and securing an investor/partner who genuinely inspires me (shout-out to Nick Cheshire) meant I had to choose: EACC or EAN?

My friend Tom McGee summed it up perfectly in his typical northern style, ‘Well, Jerry, you can’t be half pregnant, can you?’

So why am I closing the club?

My old man, God rest him, said to me that the way to test whether someone is serious about something is to see whether they will give up their time or money for it. If they are prepared to give up BOTH, it shows they’re committed and REALLY mean business.

I’ve followed Michael Bernard Lyons’ advice, and that’s exactly what we’ve done by shutting the club rather than letting it fizzle out so we can laser focus on EAN.

Money

In the short term, it’ll cost me about £2,000 a month. Additionally, starting March 31st, 2026, any new guides we create in our popular guide will be available only to Ethical Agent Network members, so that you can add another thousand a month to that.

This short-term step back allows us to move forward with greater direction, resources and purpose with the Ethical Agent Network (EAN).

Time

I am confident and committed to making the Ethical Agent Network a bigger success than the EACC. That’s why I felt frustrated over the past year when I was involved in anything related to the EACC. It felt like a distraction, and it was unfair to EACC members, as I didn’t want them to see service levels drop. So, the decision was made to close the club and focus fully on building the EAN.

The EACC was built on two things: content and community.

The EAN is growing with four pillars: Content, Community, Courses (short, online, led by agents for agents), and credibility (the EAN’s not a pay-to-play group; you can’t just buy your way in; you need to meet criteria).

The Wu Tang Wisdom

We’re finding the EAN members engaged, open to ideas, high-level thinking and sharing a set of communal (often unspoken) values. They’re a great bunch.

I’m going to ensure we do absolutely everything we can to help them succeed and keep doing the right things.

When I think about the future and the EAN, a line from Inspectah Deck of the Wu Tang Clan keeps coming to mind, ‘I went with a sick-a$$ clique and went all out.’

And that about sums up this move.
