What Do Agents REALLY Sell?

It was a grim, grey afternoon a few winters back. Cold. Drizzly. Dark before teatime. I was trudging down my local High Street, wrapped up like a mummy, when a piece of marketing stopped me dead in my tracks.

Not literally, mind. The only way that’s happening is a billboard toppling onto your head, or a particularly aggressive flyer catching a gust of wind and smacking you straight in the mush.

What stopped me was three words, shining out of a travel agent’s window in flashing lights:

“WE SELL SUNSHINE.”

Bang. Simple. Brilliant.

Because all those soaked, miserable souls hurrying past with their umbrellas up weren’t thinking, “I hope that travel agent has nicely organised brochures,” or “I really fancy 10% off a coach trip to Windsor.” They were thinking about warmth, escaping the UK weather, and seeking sunshine. Something to look forward to.

That window sign told them the travel agent had exactly that, so come on in.

This got me thinking about what estate agents are actually selling.

On the face of it, properties. And if you’re a lettings agent, you’re selling services to landlords.

But before any of that, you’re selling trust. Then, a good track record. Then your expertise.

Whenever I’ve instructed an agent, integrity and honesty have topped my list. Results matter too, obviously, but I had to believe in their motives first. Same with a doctor. You could have the most brilliant consultant on the planet, but if you don’t trust them, you’re not taking the advice. Think about it.

The challenge in 2026 is that every agent in town claims to be honest. Every agent says they’re different. Homeowners have heard it all, and rightly, they’re more cynical than ever. Words on a website don’t cut it anymore.

So how do you actually sell trust?

You show them the proof before the valuation even starts.

The travel agent on my High Street wasn’t really selling flights and resort packages. They were selling the feeling of warmth on your face in February, and the sense of something to look forward to.
